Terms of Service

1. About these terms

These terms apply to everyone who uses Number1Residence, a marketplace that connects guests with hosts of shortlet apartments in Asaba, Delta State. By creating an account or making a booking, you agree to them. Number1Residence is not the owner or operator of the apartments listed.

2. Accounts

You must be at least 18 years old and give accurate information. You are responsible for keeping your password safe and for everything done through your account.

3. Bookings and payment (guests)

• Prices are in Nigerian Naira (₦). The total shown before payment includes the nightly rate, a 5% service fee and any security deposit.
• Payment is made in full online through Paystack. A booking is confirmed only once payment succeeds.
• Unpaid bookings are cancelled automatically after 60 minutes.
• You must follow the listing's house rules, check-in/check-out times and maximum number of guests.

4. Cancellations and refunds

Each listing has a Flexible, Moderate or Strict cancellation policy, shown before you book. Refunds are calculated by that policy at the time you cancel and are paid to your original payment method within 3–5 business days of approval. Service fees may be non-refundable where the law allows.

5. Hosts

• Hosts must have the right to rent out the property and must describe it accurately, including photos, amenities and price.
• Listings are reviewed before they go live, and we may remove any listing that breaks these terms.
• We charge hosts a 5% commission on each paid booking, deducted before payout.
• Hosts must honour confirmed bookings and keep the property safe, clean and as described.

6. Acceptable use

You must not use the platform for fraud, to post false listings or reviews, to arrange payment outside the platform to avoid fees, or for anything unlawful. We may suspend accounts that do.

7. Liability

Hosts are responsible for their properties and guests for their conduct during a stay. To the extent permitted by law, Number1Residence is not liable for loss or damage arising from a stay, but we will help resolve disputes between guests and hosts in good faith.

8. Governing law

These terms are governed by the laws of the Federal Republic of Nigeria.
